Annuity Loans

Annuity Loans are normally available to first time buyers who have been refused by a Building Society and a Bank and where the income in the previous tax year does not exceed €32,000 in a single income household. Where there is more than one earner in the house, there is a calculation whereby 2 ½ times the principal earners income plus the subsidiary earners income, cannot exceed €80,000. (Income based on P60 for the previous tax year). The maximum loan available is €130,000 or 95% of the value of the house. The loan must be registered as first charge on the property. The repayments are over 20 or 25 years at a variable interest rate. Application form and further details are available from the Housing Loans Section.

Reconstruction Loans

The Income Limit as detailed under the Annuity Loans (above) applies to Reconstruction Loans also.
The maximum loan available is €38,000 for a secured loan to carry out necessary improvement works to a house. Or €15,000 for an unsecured loan. For secured loans, the Council must have first charge on the property. With unsecured loans, a formal agreement is drawn up and must be signed by the borrower. The interest rate is variable and the loans can be taken out over 15 years or less depending on the amount of loan.
